Risks of flooding in the area around Berlin

Is it a flood-plain? Advice for property buyers.

I was just wondering, the area around Berlin is dotted with lakes large and small. Is there a high risk of your home being flooded here?
And does global warming and predicted sea-level rises pose a threat to flat northern Germany?

Not just idle speculation: if we're going to buy property there we don't want to be forever pumping out the cellar or paying high insurance premiums!

wise up and buy a house boat !

There is a high water table in Berlin, but that doesn't mean that it is at risk of flooding.

you may even find that these small lakes have been put there to keep flood waters away.We have one where we live and now they are building a second one.

So if I'm looking at arranging a house insurance policy (Gebäudeversicherung) for a house located in the flat, wet, high water table area around Berlin, should I tick the box that says I want to pay extra for insurance against flooding (Überschwemmung)? Or is there really not that much of a risk?

And is 'Rückstauschäden' a likely occurance? I take it to mean that rainfall is so heavy that the drains can't cope, and the water runs back into the house.

Any advice from Brandenburger house-owners appreciated, and sorry to do such a boring post smile.gif

To liven it up, here's a fun video on YouTube of flood water poring into a Berlin S-Bahn station.

I found this company to be very good regarding advising on properties in Berlin, En-Trust, http://www.en-trust.ie/projects.php. The director Mr.Kieran Tarpey is extremely knowledgeable regarding buying and managing properties in Germany, UK and Ireland. Just a tip!
